Strategy

Town Charm Properties (TCP) targets investment and ownership of real estate assets in small towns and municipalities throughout Maryland and Pennsylvania.  We locate tired and under performing properties to be able to add value by renovating and smartly re-positioning them in the local marketplace.  While many people are moving to cities, we believe there remains a considerable and often overlooked segment of the population that wants some of the benefits of city life without its density and higher costs.  Therefore, TCP seeks towns that once were established as a crossroads of transportation and today provide an economic export such as manufacturing, education, or healthcare to sustain revitalization.  Such towns can satisfy residents and business owners that want walk-ability to shops and restaurants, access to good schools and recreation, connection via public transportation, and affordable costs of living and running a business.  And we want to improve multiple properties within each locality to both contribute to the town prosperity and to best leverage our investments of effort and money.

Approach

Applying sound data analysis, diligent review of details, and proven management expertise, TCP sources appropriate investment opportunities and negotiates the purchase of sensible deals.  We talk with the sellers who often have owned the properties for many years to address their peculiar concerns while still maintaining the professionalism required of a commercial transaction.  Upon signing of an LOI, we investigate existing conditions, develop a renovation plan and budget and research potential risks of executing on the improvements.  Immediately upon closing purchase, our team will engage and lead the players through the design and construction process to deliver the completed project ready for occupancy on time, within budget and with minimal surprises.

Experience

TCP purchased and renovated in 2017 two office condominiums in Laurel, Maryland that are fully occupied by TCP and its sister company Real Projectives, LLC.  We have evaluated and continue to make offers on multiple properties in Laurel, MD and Elizabethtown, PA and elsewhere.  While we are just getting started for our own account we have performed diligence and overseen investments and renovations/ development on thousands of residential units and millions of square feet of office, retail, hotel, restaurant, and warehouse deals for other clients for more than 10 years.  We are poised and eager to prove our worth to you.
